Delhi Dehradun Expressway is a vital greenfield-brownfield expressway connecting the national capital, Delhi, to Uttarakhand capital, Dehradun. This expressway is also known as the Delhi-Saharanpur-Dehradun expressway.
Now, it takes approximately 5-6 hours to reach Dehradun from Delhi, but after the competition of this expressway, it will reduce to 2.5 hours. This will also reduce time travel and traffic congestion, and it will boost the real estate around the expressway.
The project, announced as part of India’s broader infrastructure development plan, involves significant investment and is expected to be completed in December 2024. The expressway is expected to boost economic activities by improving connectivity for businesses and tourism in the region.
It will facilitate more accessible access to the hill stations and pilgrimage sites in Uttarakhand, enhancing tourism. The total length of the Delhi-Dehradun Expressway is 210km.
Delhi Dehradun Expressway Route Map
Phase 1 of the Delhi-Dehradun Expressway is divided into two packages and is 32 kilometres long and is presently under construction.
Package 1 will be roughly 15 kilometres long, stretching from Akshardham to the Delhi-Uttar Pradesh border. It will be 6.4 kilometres long, stretching from Geeta Colony to Khajoori Khas.
Package 2 will span nearly 17 kilometres, beginning at the Delhi-Uttar Pradesh border and ending at the Eastern Peripheral Expressway. (EPE). The section will have an elevated belt of approximately 11 kilometres.
The Delhi-Dehradun Expressway will be upgraded with 12 lanes in this section. Six of these will be express and local lanes.
“The Delhi-Dehradun Expressway will vastly ease the road congestion currently experienced in North-East Delhi,” says Karan Manchanda, Owner of a Real Estate Firm in Delhi. “Furthermore, it will raise property prices in neighbouring residential areas such as Akshardham and Mayur Vihar, among others.”
The project is anticipated to improve connectivity between Delhi and Trans-Delhi Signature City (formerly known as Tronica City), a developing residential area in Ghaziabad, northeast of Delhi. As a result, the site’s private real estate market may benefit.
The Delhi-Dehradun Expressway Phase 2 is currently under development and will span 118 kilometres. This section of the motorway will be a six-lane Greenfield construction connecting the Eastern Peripheral Expressway (EPE) and the Saharanpur Bypass. The segment is broken down into four distinct packages-
Package 1 will span 27 kilometres, from the Eastern Peripheral Expressway to Lohadda Village.
Package 2 will cover a distance of approximately 30 kilometres from Lohadda Village to Karaunda Mahajan Village.
Package 3 will be built over a 25-kilometre stretch between Karaunda Mahajan Village and Khyawari Village.
Package 4 will be the final phase of development, covering roughly 37 kilometres between Khyawari Village and Saharanpur Bypass.
Areas near the Saharanpur Bypass, such as Lakshman Puri, Ramnagar, Sharda Nagar, Vasant Vihar, and Navin Nagar, are anticipated to see increased residential traction as a result of the second phase of development.
This phase will commence in Uttar Pradesh at the Saharanpur Bypass and will connect to Ganeshpur (near Sunderpur) in Uttarakhand via Biharigarh.
This stretch will be 40 kilometres long and will have six lanes. It will include Brownfield development, such as upgrading the current highway network and building service lanes and underpasses.
Because of improved connectivity, the Delhi-Saharanpur-Dehradun Expressway is anticipated to push real estate demand northward in Saharanpur and Ganeshpur.
Furthermore, as with other motorway projects, such as the Yamuna Expressway, the Uttar Pradesh government may initiate residential, commercial, or industrial plot schemes along the highway route, resulting in additional real estate development.
The Daat Kali Devi Tunnel will connect Ganeshpur and Dehradun on the final leg of the Delhi-Dehradun Expressway. The Phase 4 route will pass through a large forest region (circling the tunnel) that includes Shivalik Hills and Rajaji Tiger Reserve.
This six-lane section will be about 20 kilometres long. The first six kilometres of the highway will be upgraded with existing road infrastructure, while the remainder will be built from scratch, including a five-kilometre elevated corridor.

People will be more likely to buy second homes in this area if their commute time is reduced to three hours. Furthermore, the motorway will increase weekend travel to Dehradun, boosting the city’s retail and hospitality sectors.”
